Our founding Valuer Mathew Moxey has been associated with the areas we cover all his life, being raised in Ringwood East attending Secondary school at Lilydale, commencing his working life in Croydon, making his family home in both Lilydale and Yarra Glen, and commencing his Real Estate career in 1991 in Lilydale. Mathew has a detailed knowledge of the Maroondah and Yarra Valley area built over a lifetime.

Mathew's Real Estate career has included Estate Agency work in all property classes, including sales and management, culminating in the expert Valuations business, MJM Valuers. Mathew has seen many property cycles and understands what drives the market not just on a macro level but on a micro level, this level of knowledge and experience is in valuable to our clients and can't be replicated by out of area valuers or valuation businesses.

Why is it important to have a property Valued by a Valuer?

Doesn't a Real Estate Agent do the same thing?

The answer is no! A Real Estate Agents appraisal is not a valuation and Real Estate Agents that are not qualified, do not have the appropriate certification, cannot carry out, provide or claim to provide a valuation, it could be a breach of the Trade Practices Act, false and misleading conduct provisions, to do so.

A valuation report is a different document to an appraisal and they have a distinctly different standing before the law and various court jurisdictions. A valuation is acceptable, an appraisal is definitely not, a valuation is accepted as expert evidence, provided by an individual regarded and recognised as an expert. An appraisal is not accepted as expert evidence, as an Estate Agent does not have the same standing and qualifications as a Certified Practicing Valuer.

A Valuer always acts independently, if a Valuer's independence is compromised a Valuer is required to show how independence has been maintained, so called 'Chinese Wall', or disqualify him/herself from the assignment/instructions, there can be no conflict of interest what so ever. A valuation is an extensively researched document, based on and in fact, and as such will take a number of days and even weeks to produce depending on the complexity of the task. A Valuation is always undertaken by a professional with extensive education and experience, suitably qualified to undertake the task and should always be a written document which is a fee for service product and has a lifespan.

An appraisal usually has no or limited research, may or may not be a written document and may be undertaken by an Estate Agent with no experience what so ever on his/her first day on the job, just as easily as by an Estate Agent with decades of experience. There may or may not be a fee charged and due to the standing of an appraisal it has no lifespan.

Government bodies such as the State Revenue Office, Australian Taxation Office, Family law court and other courts and tribunals etc., will not accept appraisals and insist on valuations written by Certified Practicing Valuer's who are members of the Australian Property Institute.
